  • MLS Full Service Realtor these Realtors are Results Oriented and dedicated to selling homes faster and for a higher net profit for their home selling clients. Importantly, even though the listing fee may be higher for a Full Service Realtor it doesn't necessarily mean your net profit will be lower. Actually you will likely find that the Full Service Realtors are the very Best Value because their extensive Listing, Marketing, and Selling Services typically attract more potential buyers in a short period of time resulting in a quicker sale.
  • MLS Fee-For-Service  Specialist - these Seller's Agents typically offer a "menu of services and fees" from which sellers can choose. This can be a great option for those home owners wanting to do some of the work to save some of the typical real estate commission. If you are a seller that has sold a home in the past or if you have a good basic knowledge of the more than 150 steps it normally takes to get your home sold, you should find this type of Seller's Agent just what you need.
  • Flat Fee Listing Agents - Also known as "Limited Service Agents", they typically offer a specific "Bundle" of services for a price. Flat-Fee normally doesn't offer you the flexibility of a Menu of Services and Fees, and it is also important to realize that many Flat Fee Agents charge at least half of their total fee upfront. Therefore if your property doesn't sell or if you are not satisfied with the service, you can be cash out of pocket with little recourse if your property sits on the market because of "Limited Marketing" and other "Limited Services".    
  • For Sale By Owner Listing Companies there are dozens if not hundreds of these Online Marketing Companies now in existence. Nothing wrong with that, and some do an excellent job catering to the For Sale By Owners that are not necessarily interested in the Realtors' MLS. If you are thinking about marketing your company this way, you should go with one of the large companies because they have more listings and typically better positions on the Internet. FSBO.com, ForSaleByOwner.com, and Owners.com are some of the larger Internet Portals that come to mind. Nationally about 80% to 85% of homeowners that initially try selling For Sale By Owner are unsuccessful and they end up going with the services of a Realtor. Those that are successful will typically reduce their prices at least the amount of the Realtor's Listing Fee because the Buyer knows that the Seller is trying to save money, and so the Buyer expects to save money too!  

In addition to their years of experience, the Seller's Agents that make up the nationwide network have been selected because they have earned at least one of the following designationsCertified Residential Specialist (CRS), ePRO Certified Real Estate Professional (ePRO), and/or Graduate of the Realtor Institute, (GRI)Each of these Independent Contractors is free to negotiate their fees based on your specific real estate needs.
